These urban locations perpetuate the life-long experiences of being in and around all age groups, rather than living with the same small group of people for years. The new generation of seniors is not ready to "retire" from meaningfull interaction in the community, or from the many sources of ongoing learning, entertainment and dining experiences.
urbanSenior projects have ranged in size from 25 to 173 units plus ground floor restaurant and retail uses.
Sites are typically best located in pedestrian friendly business districts or lifestyle centers. The 3 blocks surrounding the site is the core of the market appeal of the site. The corner of Main and Main, or something very near that location, provides conveniences and sources of entertainment for seniors which substantially enhances the value of the lifestyle package being offered.
Urban sites provide significant value above and beyond the cost of the land. Along with the site typically there are over 100 shops, businesses, and community events which provide free sources of entertainment and service, that will not end up in the operating costs of the project.
Pacific Place was the first urbanSenior commuity. It was initially 25 residences and a 90 seat restaurant. It is currently 35 residences, and 10,000 sf of restaurant, book store, and art gallery space.
The Big Sky Cafe, has been serving the public and the residents of Pacific Place for over 18 years. It is an award winning dining experience and attracts people from all over the St. Louis area, many of whom go on to the Repertory Theatre about one block away.
Pacific Place is celebrating its 22nd year, and has recently added a new front courtyard at the main entrance. This courtyard features very comfortable wicker outdoor seating and is attracting many sun worshipers as well as those who enjoy an evening gathering to sample new wines.
In October, Pacific Place also added the Old Orchard Art Gallery. This Gallery is focused on local artists and organizations with exhibits on Art, Architecture, and History. In addition the space will be reserved for private parties, dining and meetings.
Adjoining the Gallery, is Pacific Place's new bookstore, Pudd'nhead Books. This store is attracting people of all ages to enjoy a fresh collection of the most sought after books being published on almost any topic.
Visitors are typically seen enjoying a cup of local Chauvin Coffee while they browse or read.
Adams Place was the second urbanSenior project. Located in Kirkwood, Missouri, it houses 44 independent senior residences, a very successful public restaurant and banquet center, and various retail shops within its ground level 15,000 sf retail area.
UrbanSenior projects are designed for very efficient use of land, and a close eye on avoiding the high cost of structured parking. All projects shown here use surface parking to meet the .5 space/unit parking requirement, with a few additional spaces for the retail. Many of our business districts allow for shared parking or assist with parking costs for the retail portion.
